Flexible offices, also known as serviced offices or coworking spaces, are gaining popularity in Poland, as confirmed by the latest Savills report. In 2025, the flexible office space market is experiencing dynamic growth, responding to the changing needs of tenants and new work models.
Dynamic development of flexible offices
According to Savills experts, this year the range of flex offices will expand by at least 6000 m² of new space, which is currently being worked on. Operators of flexible office space in Warsaw leased 28,600 m² in 16 locations, representing almost 70% year-on-year growth. The most active player was The Shire — Beyond Coworking, which managed to rent more than 9,400 m² in 5 locations. At the end of the year, the capital offered 208,200 m² of coworking space in 87 locations with more than 25,000 workstations.
Hybrid work model and human-oriented design
Contemporary offices are moving away from the classic “open space” in favor of creative spaces, with a greater emphasis on meeting areas, design rooms and relaxation areas. In the current market situation, where employees have a strong position and the ability to work remotely, companies need to create comfortable and attractive workplaces to encourage teams to be in the office regularly. Jarosław Pilch points out that if the office space does not meet the expectations of employees, there is a risk of losing the greatest talents and valuable specialists.
