Metamorphosis of Dworcowa Street in Katowice - a return to the splendor of the historic artery of the city

Dworcowa Street in Katowice, once leading to the main railway station, is regaining its former splendor thanks to a comprehensive revitalization. This ambitious project restores the historic character and significance of this extremely vital artery of the city, which has lost its splendor over the years.

According to archival materials, the tenement houses along Dworcowa Street were erected in the years 50-70s of the 19th century, and for decades they served as public utilities and the headquarters of the railway directorate and its agenda. Rich ornaments, cornices and balconies gave them a presentable appearance. However, years of neglect and accidental remodeling have blurred the original character of this building.

The metamorphosis of this part of the center of Katowice began with the revitalization of the historic buildings at Dworcowa 2, 4 and 6, which belonged to the Old Railway Station complex. The remaining buildings were renovated in the quarter, and the building at Dworcowa 8, which is now the headquarters of Cluster Offices, regained its former glory as one of the last under this project initiated in 2015 by Opal Maksimum.

In parallel, between 2015 and 2023, Katowice's Epione Group acquired 11 neighbouring tenement houses from different owners. According to the CEO Narcyz Wrześniewski, he was fascinated by their location, appearance and surroundings, as well as sentimental memories of working in the local clinic. The original plans to open a medical center verified the decisions of the city authorities, which decided to create a “city salon” from the station square.

As a result, as part of the investment called “Station Quarter”, the Epione Group decided to comprehensively revitalize historic tenement houses. The challenge was to restore the buildings to their former glory while introducing new features that will enhance the attractiveness of the city centre.

Architects from the studio Konior Studio, known among others for the project of NOSPR in Katowice, developed the concept of recreating the original character of the facades. Rich ornaments and details will be reconstructed, and the superstructure will be replaced by a modern structure referring to historical buildings. The renovated townhouses will include office space, service premises and two hotels belonging to the Marriott International chain, offering a total of almost 250 rooms.

This impressive revitalization is intended not only to restore the splendor of the historic buildings, but also to breathe new life into this part of the center of Katowice. Dwortsova Street will become a real showcase of the city, reflecting its historical, cultural and economic wealth. The comprehensive metamorphosis of this key quarter will allow preserving the heritage of the past while simultaneously incorporating it into the modern needs and trends of the city's development.
